Kukui‘ula Quarterly Update

3rd Quarter

We’re excited to share the latest news about The Club and community, member celebrations, upcoming events, and staff updates, along with information from the Community Association and Community Benefit Fund.

LETTER FROM THE GENERAL MANAGER

Aloha Members,

Summer at The Club has brought a lively mix of activity, connection, and memorable experiences. While the season has included its share of passing showers and breezy days, the energy around The Club has remained undeniably vibrant. It has been especially rewarding to see so many keiki and families enjoying the pools, activities, and gathering spaces throughout the property.

You may also notice that this edition of your Member Quarterly Newsletter has a fresh new look. We've updated the format to make it easier to navigate and more reflective of the Kukuiʻula new website experience — we hope you enjoy it.

Our Fourth of July Summer Slam was once again one of the Summer’s highlights. Members and their families enjoyed water slides, barbecue favorites, games, and plenty of friendly competition. The annual Member-versus-staff tug-of-war drew an enthusiastic crowd, and despite another determined effort from our team, the Members claimed victory yet again. Staff training for next year may need to begin a little earlier.

The Club has also continued to offer a full calendar of daily and weekly programming, providing Members of all ages with opportunities to stay active, try something new and spend time together. A wonderful Farm Dinner showcased fresh ingredients, thoughtful preparation and the special connection between our culinary team and The Farm. Our traditional Summer Matsuri was another memorable gathering, bringing Members together to celebrate heritage, community, and summer tradition.

On the golf course, the aerification completed in May has resulted in great course conditions. The work supported stronger turf and plant health, improved airflow, and drainage, and encouraged deeper, healthier root growth throughout the playing surfaces. Most notably, the greens have fully recovered from the disease pressure experienced during the winter months and are now in excellent shape. They are healthy, consistent, and performing beautifully, reflecting the continued care and attention of our agronomy team.

We are also pleased to introduced our new, upgraded Club Car golf cart fleet. The new carts provide a more comfortable and refined experience while complementing the continued improvements taking place throughout the golf operation.

Looking ahead, excitement is building for Calabash Week, one of our most anticipated celebrations of the year. The week will culminate with Hoʻohuli Festival on August 22nd, featuring an exceptional group of award-winning country and pop songwriters, along with special guest Noah Cyrus. It promises to be an unforgettable evening of music, food, and community.

Mahalo to our Members for continuing to bring such positive energy to The Club and to our team for creating the experiences that make Kukuiʻula so special. We look forward to enjoying the remainder of the summer together and welcoming everyone to an exciting Calabash Week.

With warmest aloha,
Brian Hallberg

WELINA MAI (WELCOME)!

Jane Chaney, Controller

Please join us in welcoming Jane Chaney, who steps into the role of controller for The Club at Kukuiʻula, effective August third.

Jane's path to Kauaʻi began far from the islands, in what was then the Soviet Union, now Kazakhstan, where she was born and raised. At fifteen, an exchange program brought her to Texas, a leap that would shape the course of her life. She stayed on to study finance and management, and spent the next thirteen years in banking, earning her MBA along the way while working in business banking.

Fourteen years ago, Jane found her way to Kauaʻi, first with Hawaiiana Management, then with Marriott, where she served as Finance Manager overseeing the company's Kauaʻi properties. Home for her now includes two daughters, ages nineteen and fourteen, and the trails of Kōkeʻe, her favorite corner of the island and a frequent hiking destination. Travel holds a special place in her heart too, with a backpacking trip through Europe among her most treasured memories, and the Northern Lights of Alaska still calling her name.

Jane arrives at Kukuiʻula full of aloha for the place and the people, already feeling at home with the team and looking forward to growing alongside them in the world of luxury hospitality.

Design Review & Construction

Update
At the start of Q3, Kukui’ula has 210 built homes, 50 new homes under construction with 18 additional recently completed homes in the Final Inspection phase, and 31 homes in the Design Review process.

Designing for Quality, Consistency & Timely Approval

As we enter Q3, the Design Review Committee (DRC) would like to share a few reminders to help ensure a smooth and efficient review process for your upcoming projects.

Whether designing a new home, making changes during construction, or modifying your existing home – the most successful submittals are those that clearly reflect the community’s architectural intent while demonstrating thoughtful design, complete documentation, and attention to detail. Clean, coordinated drawings—prepared by experienced professionals familiar with the community—often move through review more efficiently and help avoid unnecessary revisions.

Members are encouraged to engage their design teams early, review the Design Guidelines carefully, and confirm that all required materials are included prior to submittal. This includes fully dimensioned plans, elevations, site plans, material selections, and any required studies.

The DRC remains committed to working collaboratively with Members and their teams to uphold the quality, character, and long-term value of our community. Early preparation and complete submittals go a long way toward timely approvals and successful outcomes.

If you have any questions or concerns regarding Design Review and Construction, please email Cathe Turley at cturley@kukuiula.com.

Hoʻomaikaʻi (Congratulations) cathe!

We are pleased to recognize Cathe Turley in her new role as Design Review & Member Experience Director. Cathe’s contributions continue to strengthen Kukuiʻula’s Design Review process and enhances the Member experience of bringing your dream homes to life.

Please join us in wishing Cathe a warm hoʻomaikaʻi (congratulations) on her new role!

To assist our growing community, we’ve created a website page on The Club at Kukuiʻula Member Portal to give you easy access to essential documents and guidelines from the Community Charter, Neighborhood Supplements, Design Guidelines, and other key KCA resources.

While this page doesn’t encompass every regulation, it highlights the most frequently asked questions from Kukuiʻula residents, covering topics such as noise-generating activities, holiday décor, lighting, and vehicle parking. We kindly ask homeowners to review and adhere to these guidelines, as well as the comprehensive details in the Community Charter, available below.

Please note, you must be logged in to The Club at Kukuiʻula Member Portal to access the KCA web page.

To better serve our growing Community, we have consolidated rules and guidelines from the Community Charter, Neighborhood Supplements, Design Guidelines, and other community-related documents. While we can’t define every rule, we have compiled the most frequently asked questions by Kukuiʻula residents.

The Community Guidelines & Standards document provides resources and guidelines covering a range of topics, including noise-generating activities, holiday décor, lighting, and vehicle parking. We kindly ask homeowners to adhere to these guidelines and the details of the Charter.

Click here to bookmark this link and/or download and save this document to your files for easy reference.

With the continued growth of Kukuiʻula, it has become increasingly important for our community rules to be followed and enforced to maintain a safe, respectful, and enjoyable environment for all. Please take a moment to review the Kukuiʻula Community Guidelines and Standards to ensure your property remains in compliance.

Our security team has been proactively reaching out to members or their property managers via email to ensure everyone’s compliance. If you have any questions regarding these communications, please reach out to Tammy Puu at tpuu@kukuiula.com or 808-346-2637.

While issuing fines is not the goal of the KCA, we believe that these rules are essential to maintain a respectful and harmonious community and play a key role in attracting new homeowners who value the lifestyle we enjoy here at Kukui’ula.

INNER HARMONY

A gentle, deeply restorative session designed to support nervous system regulation through energy work, intuitive touch, sound, and hands-on healing. This offering creates space for the body to unwind accumulated stress, release tension, restore balance, and reconnect with its innate capacity for healing, resilience, and ease.

Each session begins with a conversation. You are invited to share whatever feels present; physical sensations, emotional experiences, life transitions, challenges, intentions, or simply what is calling for attention. There is no pressure to have the right words. This is a space to be met exactly where you are.

The body holds stories, experiences, and patterns that often exist beneath conscious awareness. Through attentive presence, intuitive listening, energetic support, and therapeutic touch, we work together to create the conditions for those patterns to soften and unwind. Rather than forcing change, the intention is to support the body’s natural intelligence and its inherent movement toward balance.

As the nervous system settles, many people experience a greater sense of grounding, clarity, spaciousness, and connection. Sound, energy work, and hands-on healing are woven together to encourage deep rest, helping the body shift from states of stress and survival into states of restoration and repair.

Inner Harmony is not about fixing what is broken. It is an invitation to remember the wholeness that already exists within you. By creating a safe and supportive environment, we allow the body, mind, and spirit to recalibrate, restoring coherence and harmony from the inside out.

Whether you are navigating stress, burnout, emotional overwhelm, physical tension, a major life transition, or simply seeking a deeper connection with yourself, this session offers a sanctuary for rest, renewal, and reconnection. Leave feeling more centered, supported, and aligned with your natural state of well-being.

HUAKAʻI

Meet Jo Janda, Huakaʻi Keiki Program Coordinator

Jo brings boundless energy and a genuine love of working with keiki to Kukuiʻula's program. A native of Ohio, she graduated from Hiram College with a bachelor's degree in Business Management and a minor in Entrepreneurship, where she was also a four-year member of the collegiate basketball team, an experience that shaped her belief in teamwork, leadership, and a strong work ethic.

Her passion for working with keiki began at just fifteen years old, coaching youth basketball in Chardon, Ohio. Over the years, that passion grew through the Chardon Youth Basketball Program, where she served as Co-Director of the Recreation Program, supporting coaches, organizing programs, and helping create a fun, encouraging environment where young athletes could learn, grow, and build confidence.

Known for her positive energy and creativity, she brings a background in athletics, leadership, and youth development to every activity she leads, always with an eye toward making every child feel included and confident.

At Kukuiʻula, she is excited to bring that same spirit to the keiki program, creating engaging experiences where every child feels welcome and leaves with great memories.
