Perched on a scenic overlook in a sought-after neighborhood in the 1,010-acre Kukuiula resort community, this four-bedroom home has its own private pool as well as open 180-degree ocean views.
“It’s about the location and the view,” said listing agent Jeff Skinner, of Kukuiula Realty Group. This home, which is being sold fully furnished, is in the Kahalawai neighborhood, which has about 50 fully built homes. The neighborhood, on Kauai’s South Shore, is less transient as owners can only rent their homes out to vacationers for a 30-day minimum stay as opposed to a seven-night minimum elsewhere.“In that Kahalawai neighborhood, you’re elevated so you can see the fairways, the clubhouse and the ocean,” Mr. Skinner said, adding that the home faces southwest. “You get amazing winter sunsets.”

The one-level home stands on two-thirds of an acre and was built in 2015 by the current owners, who purchased it as a raw homesite, he said. “They’re getting older and decided to sell and downsize” to something else in the Kukuiula resort.

So far, 135 homes in the resort have been completed, with another 50 under construction by the owners and 50 more in design review or the permitting process, Mr. Skinner said. “It’s a diverse group of owners that we have here,” ranging in age from 35 to 85.

The 3,956-square-foot house has four bedrooms, four full bathrooms and one partial bathroom. It sits on a 26,095-square-foot lot.
Amenities include an infinity-edge pool and spa, a covered lanai, an outdoor kitchen and bar, a laundry room, outdoor showers, tropical landscaping, a two-car garage, and an 18-panel solar system that provides hot water and air-conditioning.
Resort amenities include a clubhouse with dining, a spa, a Tom Weiskopf-designed 18-hole golf course, pickleball and tennis courts, swimming pools, an expansive lawn for games and a 10-acre farm.
The clubhouse and the amenities are about a half-mile away, five minutes or less by electric golf cart, Mr. Skinner said. It’s about 20 to 30 minutes to the airport, depending on traffic.
The resort is on the South Shore of the island, which is known for its great beaches and consistently good weather, he said.
“The island is so small that you can get anywhere pretty fast,” he said.
