The Kukui‘ula Design Review process is based on an established set of guidelines that provide the general framework for designing the highest-quality Hawaiian-inspired homes without being overly prescriptive and allowing design excellence by the individual design teams for each homesite owner. Read below for guidelines and process steps and documents.
Our Design Guidelines inform and guide the design of all improvements on a homesite, including not only a new home, its landscaping, and initial site design but also for those same modifications to an existing home.
All improvements are subject to these guidelines and require advance review and approval by the Design Review Committee (DRC). For modifications only, please refer to the Modification Process section below.

The Certificate of Construction Approval is issued once all documents have been received, and the home is signed off by DRC’s Final Inspection.

Any and all modifications to existing homes are subject to the Design Guidelines through the Modification Process. This includes but is not limited to, grading, retaining or site walls, drainage systems, buildings, other structures, hardscape, fencing, landscaping, pools, spas, fountains, exterior light fixtures, energy collection devices, antennae, satellite dishes, sculptures or outdoor ornaments, fire pits, tiki torches, site improvements, and any other items constructed or placed on a homesite in a manner or location visible from outside of any building, including the buildings themself, landscape and site. All modifications are subject to the Design Guidelines and require advance review and approval by the Design Review Committee (DRC).
