The 2025 real estate market at Kukuiʻula reflected continued strength, steady demand, and a clear focus on luxury residential living. Sales Volume by Property Type

Throughout Kukuiʻula, residential home sales led market activity, with 17 homes sold for a combined total of $118.83 million. KRG was involved in $94 million of that residential volume, reflecting continued market leadership.

Land sales accounted for 21 transactions totaling $33.32 million, and $31.8 million of that volume involved KRG. Developer lot sales generated $18.355 million in volume, while $14.965 million in land sales volume came from resale homesites. Condominium transactions contributed an additional $4.8 million under KRG’s representation.

Together, this sales mix reinforces Kukuiʻula’s position as an established luxury residential market, with completed homes continuing to drive overall performance.

Kukuiʻula Realty Group remained the leading brokerage in 2025, representing the vast majority of listings and a significant share of buyer activity.

KRG continued to demonstrate market leadership in 2025, participating in 25 of the 30 resale transactions completed during the year. The group also maintained a strong listing presence, representing 73 percent of resale properties offered to market.

2025 Kukuiʻula Realty Group Sales Overview

In 2025, KRG listed a total of 31 of the 39 sales, which included 13 built residences, nine (9) homesites, and nine (9) developer lots, for a total sales volume of $121.6 million of the total $156.95 million.

Residential home sales accounted for most of the market activity, reflecting buyer preference for completed, move-in-ready homes within the community. Land and condominium sales remained more limited, consistent with available inventory rather than a lack of interest.
