Diversity of design is assured through a choice of three styles: Rural Plantation, Formal Plantation, and Kauai Craftsman. Rural Plantation Style

Rural Plantation style is characterized by simplicity of form and detail. It is the essence of historic Kauai cottage design based loosely on the design style of the original sugar cane and pineapple workers' housing. The floor plan is generally smaller than other one-story styles and more compact. The visual emphasis is created by a full front lanai with a simply detailed roof form. The rear elevation is similar to the front, also featuring a full lanai. The floor is raised so a series of steps lead up the front and rear Lanai.  Materials are rough sawn siding and limited amounts of stone are used as post bases or used around the stairway.

Formal Plantation Style

Formal Plantation style has its roots in the grand Kauai estate homes and the homes of plantation managers. The essence of the style is a formal prominence created by a strong, simple roof form that diminishes in height on either end. Formal Plantation homes are organized with simple rectilinear, often symmetrical floor plans that focus on a central mass. Often, the landscape will screen a significant portion of the exterior walls allowing only the roof form to be visible from the street. Although two story homes of this style are authentic to Kauai, a one story plan usually is a more successful design. Long sheltering Lanai are characteristic. Site plans feature formal plantings, simple water features, and a more formal guest arrival sequence.

Kauai Craftsman Style

Kauai Craftsman style is a celebration of exquisite detail and artistry of design. It is simple, yet upon close inspection, elaborate in its workmanship and detail. The style is loosely based on the arts and crafts style and celebrates the tradition of related architectural details. The Kauai Craftsman style focuses on detailing the traditional elements of a Kauai home such as the lanai, supportive columns, trellises, and railing in a way that creates a related grammar of design that interconnects each of these details.  When designed as a two story unit, the second story is often contained within the roof form and reads as if it were one or one and one-half story. Often the second floor windows appear as dormers or clerestories on the front elevation.
